WOW!  The day is here at last!! Moving Day!  Don’t get excited….just do it as Nike would say!

  • strip the beds! Might consider leaving the fitted sheet on the mattress to protect it
  • accompany movers throughout the house for inventory & things to be moved
  • confirm new destination & directions with movers
  • carry your family heirlooms and valuables in your vehicles
  • make sure you have the survival box in your vehicle
  • make sure the cleaners & carpet professionals timeframe to arrive
  • make sure you take a final tour of the house prior to leaving, checking closets, drawers o f all personal items
  • make sure all windows are closed & locked
  • handle keys & garage door openers/remotes as specified with your real estate agent
  • lock all doors!

The day is now a week or less away.  So plans need to be finalized. Are you ready?  Don’t stress. Just take the time to think it thorough to have everything organized.

  • drop off all donated items to charities - unused clothing, appliances etc
  • make sure you have notified your banks of all changes & effective dates
  • group together the items you want packed together.
  • call for cleaning service or rug cleaners for when the movers have removed everything
  • clean out deep freezers & refrigerators
  • dismantle any play equipment that is moving with you
  • don’t forget that survival box.  Put in an extra change of clothes, basic tools (i.e. screwdrivers, hammers etc) address book, battery chargers for cell phones, snacks for the kids, bottled water,

You’re almost ready for the big moving day into your new Overland Park home!

You’ve found the perfect home for you and your family.  Your loan is approved and now it’s time to begin getting prepared for the big day - moving day! Preplanning can make the move easier.  So get started by putting together a calendar for the move into your new Overland Park home! 

Decide on a mover - always get a written estimate.

Begin getting organized:  designate folders to hold all paperwork, receipts, schedules and to do lists for the move.

30 days prior:

  • determine items you are going to move. Set aside those items to be donated to charities given away, thrown out.
  • determine what you will pack yourself and what the movers will pack. Any special breakables get moving cartons for the items you’ll be packing.
  • Gather all important records: i.e. medical, dental, children school records, etc
  • if you have pets get them a check up & get copies of their records.
  • notify schools & arrange to have transcripts & records forward to new schools
  • start a personal inventory of possessions - if don’t have a current one
  • notify the post office of your move & get change address moving postcards
  • notify creditors of new address & effective day

This is just the beginning of your moving adventure.  I’m sure it’s feels a little intimidating - but don’t let it be!  Be organized. There are more helpful tips to come!

Talk with your lender about your Kansas City home loan if you’re going through tough times

2007 was the year of uncharted waters for the amount of foreclosures in Kansas City.

We all know and have read throughout the year how the sub prime loans were in foreclosure across the country.  It’s been a year that we saw more foreclosed homes than ever.  So here are some tips on working with your lender prior to being late.

  • Make your home mortgage payments.  We all know that life is like an echo cardiogram.  It has its ups and downs. We’ve all been through it!   I tell my Kansas City clients, if you are going through some difficult times, call your lender immediately!  The key is to talk with them and prior to being late. The lender doesn’t want your home back. It’s expensive for them to foreclose.  But they do want you to make the payments as agreed upon. If you call them before you’re late, they’ll usually try to work with you in giving you some extra time or work out a situation.  But many times if you are past the due date with no communication, they might not try to work through it.  
  • Keep a chronological log of whom you talked with, their title, and a synopsis of the conversation. Plus the general tone of the conversation & ask about options available.
  • Ask what options are available besides foreclosure & what effect they have on you and your credit. Can they work with you to refinance you into more manageable payments? Don’t be afraid to ask questions.
