Smoking bans welcomes in the New Year in Overland Park and much of Johnson County

On Jan 2,2008 the smoking bans begins in public places in Lenexa, Leawood, Overland Park, & Shawnee! Many of the restaurants and bar had begun to be non smoking to get a jump on the new ordinances. Terry Goodman, councilman of City of Overland Park didn't pretend the ban would have no effect on businesses but thought it would offset the public health benefits. The business owners seem to be taking the change in stride. Be aware of the new changes that are taking place in most of Johnson County.

There are an abundant of Overland Park homes still on the market, are you one of them?

Our real estate market in Overland Park and Kansas City metro area is going through some difficult selling pains. Unfortunately, many sellers put their Kansas City homes on the market in the spring of '07 hoping to get a value from previous winter. These sellers were figuring that their neighbor's homes had sold 4-8 months earlier for a higher price. Of course, they feel their homes are worth at least what the neighbors homes have sold for or more. Of course, we all feel our personal homes are worth more than others. But, the market has been going through some corrections, sellers are slow to accept these changes. They feel they have lost that money. In effect, they haven't lost money they never received. I've watched many sellers who did not want to believe the new value, so they listed their homes for what they thought they were worth. I have watched them ride the market down through at least 1 listing contract and still not sell. We have abundant of Overland Park homes for sale that have not sold. Today, those homes are probably not getting any showings. The Kansas City buyers are inundated with negative information on the real estate market across the country & all the sub prime loan problems. Therefore, the buyers are waiting to find a seller who is willing to offer great value. Great value can mean excellent condition & priced below market. Buyers are waiting until they find a home that has the updates completed along with the price they are willing to pay. This is not a market to speculate price or condition. It means a seller, must offer value! So price your home accordingly. It's smarter to take a giant step in repositioning your home's value and get ahead of the curve and not wait to sell your home!

American Jazz Museum in Kansas City

Kansas City is deeply rooted in jazz! The Blue Room of the 1930-40's where many of the well known jazz musicians have visited or played! The American Jazz Museum opened in September of 1997 in the historic 18th & Vine district, which been featuring one of the liveliest venues in the world with a strong heritage and a key part of sustaining Kansas City's place in the jazz world! The 18th & Vine district has kept the music alive locally. Many students, musicians and fans are drawn to the museum. This week the museum learned it will benefit from the saxophone that Former President Clinton has donated to the museum. So come and visit our city, and see why the locals feel that Kansas City is the "Best Kept Secret Around! "

Christmas in Kansas City

Christmas in Kansas City!

Christmas in Kansas City!

sprint center in kcThere's so much activity this month with Christmas in the Air. We went to see Mannheim Steamroller Christmas Show at the new Kansas City Sprint Center. Gosh, what a fabulous concert!! Chip Davis and his crew did an awesome job! So did the new Sprint Center! They've been bringing in all kinds of wonderful entertainment: Elton John, Celine Dion, Garth Brooks, and much more! The new center is so well done! Easy to get around, the sound system was terrific & the extra large screens. It's definitely an asset to the community! Currently only 2 restaurants are open across the street. But the grand opening is scheduled for March 2008. Looks like there are over 20 restaurants coming to the power and light district of downtown Kansas City! It'll enhance the night live and entertainment for the area! Watch for all the news to come!! Kansas City is definitely up and coming!! If you are wanting more information on the area or need a relocation packet for Kansas City, please email us or call us at 913-312-3614. We're glad to help!
