One of the things Forbes Magazine considered were the average commute is 20 minutes, with over 5000 acres of parkland and over 4000 recreational programs available in the Overland Park area! Besides, Johnson County has some of the best school districts in the nation! Forbes Magazine ranked the Johnson County via: cost of living, graduation rates, standardized scores, home prices, property tax rates as a percentage of the median home price, percentage of home occupied by homeowners, per-capita income, air quality, crime rates & commute time!  WOW!  Doesn’t that speak loudly of the quality of life for Overland Park, Leawood, Lenexa and Johnson County!  Take the time to check out our city!  We’re proud to live here!

Mortgage Rates Report- April 14, 2008

Lower mortgage rates this week

I’m still floating mortgage rates, unless my clients are closing within 14 days.  I"m cautiously floating because of the volatility in the market.  Fundamentally, mortgage rates shouldn’t have a whole lot more room to come down; the Fed cuts are probably coming to an end.  Something much more drastic than the Fed open market activities will be needed to pull us out of the recession. 

 

Yep.  I said the R word and have been since last fall.  I’m not scared of the recession; I welcome it.  Here’s the trick for mortgage rates.  The weak dollar has world investors believing that the Fed’s easy money policy is inflationary…

 

UNTIL…

 

the recession hits them.  Make no mistake about it, the economic slowdown is a global phenomenon.  Canada and the UK are following suit by cutting rates.  I think the world wide recession will lower oil prices and provide some much needed relief to the American consumer.

The Best Kept Secret: Kansas City!  When relocating to Overland Park and Leawood, I help educate my clients about all the benefit of living in Kansas City.  As we search for homes in Overland Park, we discuss many of the amenities of living here! Countdown to Moving Day into your Overland Park home - part one

You’ve found the perfect home for you and your family.  Your loan is approved and now it’s time to begin getting prepared for the big day - moving day! Preplanning can make the move easier.  So get started by putting together a calendar for the move into your new Overland Park home! 

Decide on a mover - always get a written estimate.

Begin getting organized:  designate folders to hold all paperwork, receipts, schedules and to do lists for the move.

30 days prior:

  • determine items you are going to move. Set aside those items to be donated to charities given away, thrown out.
  • determine what you will pack yourself and what the movers will pack. Any special breakables get moving cartons for the items you’ll be packing.
  • Gather all important records: i.e. medical, dental, children school records, etc
  • if you have pets get them a check up & get copies of their records.
  • notify schools & arrange to have transcripts & records forward to new schools
  • start a personal inventory of possessions - if don’t have a current one
  • notify the post office of your move & get change address moving postcards
  • notify creditors of new address & effective day

This is just the beginning of your moving adventure.  I’m sure it’s feels a little intimidating - but don’t let it be!  Be organized. There are more helpful tips to come!
