The answer is definitely!  From the moment the buyer drives up to the house.  They’re looking it over.  Checking out the front, how it presents itself.  What the neighborhood looks like.  As they walk up, that front door is so important.  As the agent is getting the keys out and opening the door.  That Kansas City homebuyer is checking it out even closer. How does it look?  Is it clean, nice landscaping, no peeling paint, does it show pride?  As the Kansas City home buyer walks into the front door, does it say wow??

Kansas City Real Estate: Loch Lloyd golf course gets a face lift and over 200 new building lots!

The Village of Loch Lloyd is one of the most renowned golf course in the Midwest.  It is home to eight PGA Senior Tour events.  The unique layout is enjoyable & challening for all levels of players. They proudly announces the addition of Tom Watson Signature golf course additions!! 

Pro golfer Tom Watson will redesign the existing 18 holes at The Village of Loch Lloyd and add nine new holes. The new holes will become holes 6-14 on the revamped course, with the existing back nine filling in the rest. Watson will improve the existing front nine, which will stand separately. They’re anticipating the target completion date of 2010.

“The back nine and new nine will become its own Tom Watson signature design,” Campbell said. “The land up there is unbelievable. It’s hilly, wooded and we’re going to put two lakes in there.” It will include a new clubhouse on the north side of the course, with its own practice facility.

Plus the newly golf course redesign plans also will open up 220 new residential lots for building your Kansas City dream home! If you’re looking for a unique lifestyle on a golf course, Loch Lloyd might be a great choice! The lots probably won’t be available until the golf course is completed.  But we’ll keep our eyes peeled for the details as they become available!  Of course, feel free to keep an eye out for the new homes in Kansas City and Loch Lloyd.

I’ve had many homeowners ask, “What can I do, that will add value to my home and make it stand out in the Kansas City Real Estate market?”  What truly adds value?  As I discuss with all my homesellers in Overland Park area, by having their Kansas City home in excellent condition is utmost important.  I have found that any upgrade to the kitchen & baths brings great return on value. But adding new carpet & new paint also makes a difference. It can be the difference between getting showings on your Kansas City home to actually getting an offer.  Today’s Kansas City homebuyer is looking at value for the price.  I know sometimes people say, hey, we’ll reduce the price to let the Kansas City home buyer pick their own colors.  But, in today’s world, people are busy just as you are. Overland Park has a new vision for Metcalf Ave.  The city council voted to approve a new plan for Metcalf Avenue.  It’s a 30 yr plan to redevelop the corridor and incorporate it into the Master Plan. The plan divides the area between I-35 and 123rd Street into 5 districts for redevelopment. All districts are to include a high density & mix use development, including green spaces, walking and bike trials.  Overland Park is even considering some kind of mass transit system. There are not any details put forth, the plan would serve as a framework for the redevelopment change. Over the next 18 months, the city will develop a financial incentive strategy to conduct a study and develop specialize process.  Plus they are hoping to establish a way to keep the development community involved.  The city manager said it will be four to five years before any changes would most likely occur.  So it will be interesting to see exactly what they see as a future for the area. Is Overland Park wanting to have townhouse and condo above storefronts?  Let’s keep our eyes peeled!
