Minimize the Impact of Showing Your Overland Park Home with Pets.

You’re ready to list your Overland Park home for sale. You’ve decluttered, cleaned & staged your home. Now, you’ve got the furry love ones at home. What do you do?? You should pay special attention to them as well, both for their safety & the comfort for your potential Overland Park home buyers. Those of us who have pets consider them as part of the family. Unfortunately, many buyers will consider them a concern plus a potential turnoff. Why? The buyer could be concerned with the potential odor, mess, allergies, and they could be fearful of the animal. Most would think that people are fearful of large dogs only but that’s not always the case. As an Overland Park seller, you can do some things to reduce the concerns of many of the buyers. Here are a few tips:

  • Vacuum the entire home & furniture to remove all pet hair. It’s best to vacuum regularly if not daily.
  • Clean the area on walls and baseboards where pet lay against.
  • Clean all carpets to remove pet odor, even deodorize.
  • Are you pets crate trained? If so, you might consider having them contained during the showing. Or at least restrict them to the backyard, in the utility room or garage.
  • Clean all litter boxes & dog messes from the yard. Otherwise it can be a turn off to many buyers.
  • Keep the pet’s food bowls extra clean.
  • Repair any damage from the pets prior to putting the home on the market. Ex: chewed doors, scratched molding, shredded wallpaper etc.
  • Put up notes, where pets are located. So that it isn’t a surprise to all - including the pet.

These tips will help minimize the impact on showing your Overland Park home. Giving the buyer an opportunity to see your home in its best light.  If you are needing help in staging your home, let us know.  We are accredited home stagers!

Home Staging Tip: Declutter before putting your Overland Park Home on the market

Home Staging Tip: De-clutter before putting your Overland Park Home on the market

Home Staging Tip: De-clutter before putting your Overland Park Home on the market

We all have some of those treasured items that we have HOPE and GUILT syndrome. We hold on to things because we hope they'll come back. Possibly we'll find a new use or place for it. Many times, we have those "hope to" finish projects. (Unfortunately that normally doesn't happen). It's usually it's best to dispose of it. In staging a home, we have to declutter everywhere! Including closets, garage, basements, attics, even the outdoors. If you have older outdoor furniture that needs repair, the old doghouse, unused scraps of lumber, extra flower pots not used, dispose of it. If you haven't used it in a year, toss it. Why would you take that stuff with you to your new home,

Tip #2 Staging your Overland Park Home for sale

Tip #2 Staging your Overland Park Home for sale

Staging your Overland Park Home for sale

When staging your home for sale in Kansas City area, one of the most important thing is to look at your home as a buyer would.  That's not always an easy task for the home seller. I ask my seller to step thru their front door as a guest.  It's amazing the different perspective they have. Most of us enter our home thru the garage door and really never think much more it.  Your front door is the first impression the buyer has of your home.  As the buyers are awaiting to enter, they are taking those few moments to really look at the entrance,

Home Staging can make your Overland Park Home shine

Home Staging can make your Overland Park Home shine

Home Staging can make your Overland Park Home shine

Home Staging has become so important today, since the market conditions had changed into a buyers real estate market in Kansas City.  In March 2007, I had decided since I had been helping many of my clients get their homes ready to sell, I would obtained my accreditation (ASP - Accredited Staging Professional) for Home Staging thru Staged Homes.com.   Especially since it is something I have been doing with my clients for years.  So I had gone thru the 2 day course, and actually staged a home as the final for the program!  It was terrific!  It's one of the extra services that I can offer to my clients.  I want to give my clients an edge they might not have had!

Home Staging has it's advantages. With a little creativity with accessories, reorganizing and helping the seller declutter,  makes a home stand out in today's market place.  With the fact that buyers can rely on photos on the Internet to narrow their selection, a buyer might pass by some homes that could have fit their needs.  So Home Staging helps the sellers get more activity, less time on the market and potentially more dollars in their pockets!
