Leave a comment » Homes in Average Condition isn't always good enough when selling your home sold in Kansas CityAverage Condition isn't good enough in getting your home sold in Kansas CityWhen talking with my sellers in Kansas City, I get the question frequently asked about are there homes selling quickly? The answer is yes. During the month of May, over 37% of the homes sold in 30 days or less. That isn't bad with all the negative press via the media. In fact, over the last 2 weeks, I had 2 homes that closed where the buyers had purchased them in move in condition. Move in condition means better than average. The buyer didn't have to do any updating. The first one was a atrium split in Olathe. It was sold at 188,000.and it was well kept, maintained nicely & good colors. They could move in and just enjoy! The second one was a raised ranch that sold for 172,500 in Overland Park. It was a home about 40 years old in great condition with newer windows, neutral décor & was well cared for. You could tell the moment you walked in that the sellers had taken care of their home. Maintained it, kept it clean, clean, clean, and had great curb appeal. Nicely landscaped, fresh mulch & nice planters of flowers. When putting your home on the market in Kansas City, your home needs to be better than the average! Homes that are just average tend to stay on the market longer and sell for less!

Homeowners in Overland Park and Kansas City area are lucky to be in an area where we have a nice diversity in employers that as hasn't caused our market to drop as much as some real estate markets in other areas around the country. Our sales are off some compared to the fast-paced markets of just a few years ago, and because of that, if you have a Overland Park home that you need to sell fairly quickly in today's market, you need to be aggressive in several ways to bring about a sale.

It's so important that in today's market, your home outshines the competition! It's all about value to the Kansas City homebuyer. Therefore the key is to get your home in tip top shape before you even list the property. I explain to my sellers how the first impression is so important. They have about a total of 1 minute to make a Great First Impression. That sums it up to: the exterior, the front door and the initial impression when they walk in the front door. You say really? The answer is definitely! From the moment the buyer drives up to the house. They're looking it over. Checking out the front, how it presents itself. What the neighborhood looks like. As they walk up, that front door is so important. As the agent is getting the keys out and opening the door. That Kansas City homebuyer is checking it out even closer. How does it look? Is it clean, nice landscaping, no peeling paint, does it show pride? As the Kansas City home buyer walks into the front door, does it say wow?? http://www.kansascityrealestatehome.com/0039A3
