Overland Park has a new vision for Metcalf Ave. The city council voted to approve a new plan for Metcalf Avenue. It’s a 30 yr plan to redevelop the corridor and incorporate it into the Master Plan. The plan divides the area between I-35 and 123rd Street into 5 districts for redevelopment. All districts are to include a high density & mix use development, including green spaces, walking and bike trials. Overland Park is even considering some kind of mass transit system. There are not any details put forth, the plan would serve as a framework for the redevelopment change. Over the next 18 months, the city will develop a financial incentive strategy to conduct a study and develop specialize process. Plus they are hoping to establish a way to keep the development community involved. The city manager said it will be four to five years before any changes would most likely occur. So it will be interesting to see exactly what they see as a future for the area. Is Overland Park wanting to have townhouse and condo above storefronts? Let’s keep our eyes peeled! Each time I’m out with clients, I get the usual question, “What’s happening with the Marriot?” Are they closed? Well, it sure looks like they have shrouded the Marriot! But in fact, it’s the sheets of plastic that are hiding the transformation of the entire building! Like 20 million worth! The hotels exterior is undergoing a huge face lift. They are doing more of the earth tones verses the ivory look. It’ll look like a whole new place when they’re completed. In fact, the renovations include all the rooms, ballroom, meeting rooms, new sound systems, lighting, electronic equipment and more! The renovated rooms will have flat screen TV’s but options for plugs in of MP3 players, digital cameras, camcorders & other electronic devices! The hotel is planning on reducing its carbon footprint to include all energy efficient lighting! The whole community seems to be buzzing on what’s going on!! Kansas City real estate: Kansas City Missouri residents can rest easier this summer
The state of Missouri has passed a law that would help stop the theft of copper, brass and bronze last week. Many business owners and homeowners are frustrated with the thieves stealing copper from their air conditioners. These thieves are also stealing anything from copper, brass & bronze from equipment. It's quick & easy money. It's usually not traceable and no questions are asked by the buyer or scarpyard. Governor Matt Blunt said the new law would help stop the thieves who are ransacking metals for extra cash. The new law requires salvage yards that buy beer kegs, manhole covers etc. to record each sale including the name and address of each person they purchase from and show those records to police. Although, the new law doesn't apply to any purchase of $50 or less. While most crimes will be a misdemeanor, the new law does make it a felony to steal or acquire electrical transformers, telecommunications wire or natural gas pipes. The law takes effect at the end of August. So hopefully it'll make some of the businesses & homeowners rest a little easier about their equiment.
