Overland Park has a new vision for Metcalf Ave.  The city council voted to approve a new plan for Metcalf Avenue.  It’s a 30 yr plan to redevelop the corridor and incorporate it into the Master Plan. The plan divides the area between I-35 and 123rd Street into 5 districts for redevelopment. All districts are to include a high density & mix use development, including green spaces, walking and bike trials.  Overland Park is even considering some kind of mass transit system. There are not any details put forth, the plan would serve as a framework for the redevelopment change. Over the next 18 months, the city will develop a financial incentive strategy to conduct a study and develop specialize process.  Plus they are hoping to establish a way to keep the development community involved.  The city manager said it will be four to five years before any changes would most likely occur.  So it will be interesting to see exactly what they see as a future for the area. Is Overland Park wanting to have townhouse and condo above storefronts?  Let’s keep our eyes peeled!
