What do home buyers in Kansas City want?

1. Central Air Conditioning: It is a must here in Kansas City!  How could you survive during some of those dog days of summer!
2. 2 Car Garage:  Many do,  for most homes - except those over 300K.  They are usually 3+ garages! 
3. Walk-in closet:  Who wouldn't want one!!  Those older homes wish they had a reasonable closet in each bedroom.  Everyone loves having a place to store all those important things!  
4. Backyard: Our typical city lots are reasonably sized. But we're so lucky in Overland Park to have many parks & walking trails for everyone to enjoy!
5. Cable/Satellite TV:  Of course...we all do within Metro Kansas City limits!  Most have lots of choices unless you live in the rural areas.  Then it's slim pickins!
6. High-speed Internet access:  This is like a must have!  Can we live without it this days?  I remember when we had dial up only. Oh my!  
7. Separate shower in the master bath:  We call those ¾ baths when there isn't a tub.  Y es, it's a definite one!
   
8. Patio:  Of course - especiallly if it's more than just a concrete pad.  But many love their decks here!  It's an extra space to add to the entertaining & living area in their Overland Park home.
   
9. Fenced yard:  Everyone loves a fenced yard!  Got to keep the kids & dogs close by! Plus it can add to privacy besides the landscaping.
   

Is there a specific home feature that ranks at the top?

I love my Great Room floor plan!  Those small & never used formal living room is something I would prefer not to ever have again!  I love having the open access between the kitchen and Great room.   Many times everyone gravitates to the Great Room or the big kitchen! Lots of windows & light!  And what about you??
