Homeowners in Overland Park and Kansas City area are lucky to be in an area where we have a nice diversity in employers that as hasn't caused our market to drop as much as some real estate markets in other areas around the country. Our sales are off some compared to the fast-paced markets of just a few years ago, and because of that, if you have a Overland Park home that you need to sell fairly quickly in today's market, you need to be aggressive in several ways to bring about a sale.
1) Showing Your Home Before Its Ready: I always suggest to my sellers to make you put your best foot forward on the first showing! We have a saying in real estate, 'You never get another chance to make a really good first impression. And it's true! Give your home all the extra touches before going on the market! Get rid of clutter, rearrange furniture to make your rooms look spacious, clean thoroughly from top to bottom, shape up the yard, Buyers need to envision what the home would look like with their belongings. So give them the chance to see it shine! 2) Playing the Waiting Game: So many homeowners make the mistake that they want to wait and see what the market will do. None of us have a crystal ball...if we do, it's full of smoke and we can't see thru it. We know that interest rates are currently low. Who knows what they will be in 12 months. If you need to sell your home or condo, do it. Well, there's no better time to sell than now. Get it ready to show, price it correctly to sell, and you'll be able to move on to whatever motivated you to sell in the first place. 3) Not Working With The First Offer You Receive: Usually the first offer is our best offer. Not 100% of the time, but you have a bird in the hand. Look at what they are offering & terms. Decide how to proceed. Many times, a seller will receive an offer on their Kansas City home and they think if that offer comes within a few days after going on the market, they've priced it too low. That is just not the case at all! The buyers that are out there, know the market and the inventory. When they see a great home that fits there needs, they try to capitalize on it. Many times they are just waiting for a home to come on the market that does meet their needs. Sometimes the buyers who've made offers on other homes and they didn't get that home or condo that they wanted because someone else outbid them. These buyers are those that are motivated because they've already kept an eye on the market. If you get an offer from one of these first few buyers to see your home, give serious consideration to it as they are motivated buyers. They're educated on the market because they've been out there looking. Don't buy into the school of thought that because you got an offer fairly quickly that there must be others around the corner. There just may not be any others for some time to come - work that offer and get your home sold so you can move on. Your first offers are usually your best - statistics show that time and time again. 4) Pricing Your Home Incorrectly: We all love our homes and consider them extra special! They're our castles! But the buyers don't always feel the same. But if you don't price it correctly, don't make small prices corrections. Make those corrections quickly and in amounts that actually impact potential buyers. It's kind of like fishing. If you have the fishing lure & bait in an area of the water where the fish don't see it, then it's doesn't matter. You won't get any offers. But if you place it in the pool of where the fish are, you'll get a bite! Look at homes similar to yours and get your price under theirs - you don't want to sell the competition by over-pricing your home, making the other homes available for buyers look better because their prices are lower than yours. The homes that stimulate the most interest are those that are newest on the market and that are priced aggressively to start with.
